your building is a free standing light industrial structure, a strip
mall or a multi-story office complex, we can perform an inspection for
you or your client. Our inspections are more in-depth than standard
inspection firms would typically perform. We typically coordinate an
engineering inspection (structural or mechanical) only when deemed necessary
based on our preliminary inspection.

New
Construction Monitoring
Inspections
for a brand new house -- are they really needed?
Every year millions of dollars are spent by homeowners trying to make
repairs to their brand new home that they can't get the homebuilder
to come back and do. These repairs include among others: missing foundation
footings, missing window or door flashings, hot and cold water lines
that are reversed, floor joists completely cut in half for utility lines
and never braced, improperly installed siding or roofing, undersized
furnaces, mis-wired electrical outlets, etc. Many of these problems
were caused by poor design, shoddy building materials, or a simple lack
of attention to detail. Most of these problems could have been avoided.

Many
people are totally unaware of good building standards or building codes
and rely on their builder or the local code inspector to see that their
new home is relatively free of construction defects or poor workmanship.
Unfortunately, that doesn't always happen. Let us be another set of
eyes for you to help ensure that you get a quality home and to minimize
the chances that your new home will need costly repairs in the future
from hidden defects.
We have set up a basic inspection program that ensures site visits and
inspections at critical times during the construction process, to verify
that the major systems and components of your new home are properly
installed. Our
"new construction monitoring program" includes verbal consulting,
a written report, and photos of any significant defects after each site
visit. Additional testing and site visits can also be provided if so
desired.

Construction
in Progress Inspections
If
you are planning to have your home custom built and want the satisfaction
of knowing you will get the quality and price you contracted for, then
a construction in progress inspection is for you. You will have a licensed
home inspector and contractor working for you as a consultant during
the construction of your home.
Many pitfalls in custom building start in the beginning. If you are
not able to take the time off from your job during the construction
period and/or do not have contracting expertise, do not try building
the home yourself. In most instances, you will not save money and the
quality will not be in the final product. Choose a professional Licensed
Contractor to build your home.
Our construction in progress inspections consist of a review of your
plans, specifications and contract before you make a committment to
a contractor. This consulting time gives you a chance to ask questions
and for us to offer suggestions. We will make four inspections to the
job site:
- Footing
inspection before the concrete is poured.
- Foundation
inspection before framing starts.
- When
the framing and rough ends are completed, but before dry wall is installed.
- Final
inspection. This will be after the builder receives the Certificate
of Occupancy (CO) and before your contract with the builder is finalized.

Pre-Listing
Inspections
If
you want to sell your property for the best price, then a pre-listing
inspection is for you. Nothing is more frustrating than to receive a
contract for sale with a contingent of a satisfactory home inspection,
and, when the inspection discloses a defect that was not disclosed to
the buyer, having the buyer back out of the contract. This frustration
can be prevented by having us inspect your home before you list the
home with a Realtor or sell the home yourself. Not only will you receive
a full home inspection and report, we will also offer suggestions and
answer questions that may help you sell your home faster. You will have
the option of making corrections to your home, and having a disclosure
to give the buyer.

More
and more informed buyers are having radon tests performed when considering
the purchase of a home or office building. If an elevated concentration
of radon is found, don't worry! Radon reducation technology has improved
greatly over the last few years, making the reduction of radon easy
and affordable. If you like a home, buy it - the radon can be
reduced!
Radon is an invisible, radioactive gas created from natural
deposits of uranium in the soil. Radon gas can be drawn into a building
and accumulate to concentrations that can cause a health concern. Finding
high levels of radon in the home has nothing to do with the age, quality
or upkeep of the home.
Surverys conducted by the Michigan Department of Public Health indicate
that about 12% of the homes in Michigan are in excess of the U.S. Environmental
Protection Agency's action level of 4.0 picoCurie per liter (pCi/L).
The only way to tell if a home has elevated levels of radon is to have
the home tested. This is easy to do and we are certified by the National
Environmental Health Association (NEHA) to do these tests.
Reliable reduction techniques have been developed that will effectively
control radon in buildings. Finding a home with a radon system already
installed is a plus. Having one installed is affordable, reduces radon
and can enhance future resale value.
If you find a home you like, but it has a radon problem, don't give
up and look for another home. Houses in the same area will probably
also have radon concerns as well, because radon is associated with the
rocks and soils. Radon can be reduced! Just like a
water drainage concern can be fixed with a sump, or a leaky roof can
be replaced, a radon system can be installed to reduce the radon and
at a far less cost than these other home repairs. A radon system will
actively draw the radon from beneath the home and exhaust it outside.
Of the problems that house can have, radon is one of the most
easy to identify and fix!
If you are interested in a home that either has an existing
radon reduction system, or tests have shown that a radon system may
be warranted, rest assured that your dream home will only be improved
by a radon system. In fact, it has been shown that radon mitigation
systems have additional benefits beyond reducing radon, such as reducing
molds and mildews to which some people are allergic.
Ask about radon before you buy or build!
A reduction system consists of plastic pipe connected to the
soil wither through a hole in a slab, via a sump lid connection, or
beneath a plastic sheet in a crawl space. Attached to the pipe is a
quiet, continuously operating fan that discharges the radon outdoors.

Sealing
floor cracks will NOT take care of the problem. Sealing floor cracks
to keep radon out is as difficult as sealing floors and walls to keep
water from seeping in. To control radon in an existing home, a collection
system is installed to draw radon from the soil (like a sump collects
water) and exhaust it to a safe location outside of the home. These
radon reduction systems are called Active Soil Depressurization Systems.
